April 2017 Graduation is Upon Us….
With graduation upon us and the school year coming to an end, the real estate market continues to be strong. There were more available homes for sale in April 2017 compared with April 2016! Listings are up 61.5% for the month, however, YTD 2017 the number of homes for sale are down by 11.6%. The length a home is on the market is down to 151 days 25.6% for April 2017 compared with 203 days for April 2016 and down to 138 days for YTD 2017 compared with 220 days for YTD 2016 which is 37.3% less time on the market. The median sales price is down 10.8% for the month to $185,000 for April 2017 compared with $207,400 for April 2016. Remember though, these home sales were ones that went under contract at least two months ago and are no indication of what we are witnessing in the market today, especially in the Paonia.
