2016 ended on a positive note for the real estate market in the North Fork Valley! The median price for December 2016 is $205,000 compared with $186,600 for December of 2015 an increase of 9.9%. This statistic is based off of 12 homes sold. The two statistics which jumped out at me for December 2016 are the new listings which are up 150% from 4 in 2015 to 10 in 2016. The other statistic is the solds for December 2016 which was up 50% from the previous December from 8 solds in 2015 to 12 solds in 2016. This shows a definite increase in the tempo of the market which was more active this fall than in many previous years. It takes a home an average of 45 days to close which had many of these homes going under contract in October usually is a slower time of year but not in 2016!
Year-End-2016 (YE-2016) Stats is for a median price of $189,500, an increase of 6.5%, compared with $178,000 YE-2015. The average price for YE-2016 is $221,779 an increase of 11.6% from $198,796 for YE-2015. There were 164 sold listings for 2016 compared with 141 in 2015 an increase of 16.3%!
