Nothing like the calm before the summer storm for this summer’s real estate buying spree. February was a short and promising month. Seven properties sold in the North Fork Valley. The prices were lower than February 2016 because there was one foreclosure and a home in Somerset on this list from February 2017. The average sales price from February 2016 was $202,767 compared with February 2017 average sales price of $147,550 a decrease of 27.2%. Our inventory is extremely low at 91 homes available for sale February 2017 compared with 130 homes available for sale in February of 2016. This translates to a 30% drop in available inventory.
Remember this darling home featured in last month’s newsletter? Lovingly restored home in Paonia closed yesterday for $215,000. It was on the market for less than a week! Original asking price was $225,000. In February 2017 homes in the North Fork sold for 95.5% of list price.
